SITE FEASIBILITY & PRE-DESIGN

  • Site Research

    Examine the physical, environmental, and regulatory characteristics of a given site through the exploration of online and local codes and documentation. Assemble a team for any necessary third-party or specialized analysis to evaluate potential environmental concerns as well as the availability and capacity of necessary infrastructure.

  • Site Feasibility and Yield Analysis

    Produce initial studies to explore viability of a location and the assessment of the number of buildings, building sizes, or unit yield that can fit on a given site. This can be quick approximations or in-depth studies depending on need and timing.

  • Zoning Consultation

    Review local zoning regulations and land use policies to ensure project compliance. If necessary, organize a team to produce a rezoning package to submit to the municipality to accommodate a different use, density, or other zoning regulation that the current designation does not support.

  • Programming

    Define the project's goals, requirements, and constraints in consultation with stakeholders and end users. Analyze size, number, and types of spaces needed to achieve project goals and to align with development branding.

  • Concept Design

    Develop initial design concepts and alternatives based on the project's objectives. Produce initial plan and elevation sketches to get preliminary thoughts and ideas on paper.

  • Master Planning

    Create preliminary site layouts, including building placement, access points, and landscaping considerations to assess the program of a site and what it can support.

DESIGN & PERMITTING

  • Client Consultation

    Communicate with clients to understand their needs and preferences and translating these into functional and aesthetic concepts to discuss with the design team.

  • Assembling Design Team

    With a clear understanding of the project requirements and scope, solicit proposals from architects, engineers, contractors, and consultants to establish the right team to contribute to the success of the project.

  • Ownership Representative

    Act as the liaison between the ownership group and the design team, establishing a point person to facilitate communication between project stakeholders and architects, engineers, and consultants.

  • Design Consultation and Review

    Examine the design documents and attend design team meetings to ensure the project is meeting the established functional, programmatic, and aesthetic goals.

  • Compliance Review

    Review of project design development or construction drawings for compliance with all applicable building codes, regulations, and permitting requirements.

  • Coordination Review

    Examination of project drawings to assess design consistency, avoid conflicts, and integrate all aspects of a project.

  • Value Engineering

    Analyze and evaluate the design, systems, and materials with the goal of enhancing value and reducing expenses while balancing the need for performance and quality per the project’s established goals.

  • Permitting

    Manage the process for obtaining required approvals from local, state, or federal agencies by obtaining submittals, communicating with authorities, and guiding the project team.

CONSTRUCTION

  • Assembling Construction Team

    Seek proposals from qualified contractors, manage document distribution, conduct interviews, and oversee the bidding process to identify the right construction team for the project.

  • Ownership Representative

    Act as the liaison between the ownership group and the construction team, establishing a point person to facilitate communication between project stakeholders and contractors, architects, engineers, vendors, and consultants.

  • Construction Management

    Work in collaboration with the construction team to monitor the project’s timeline, budget, scope, quality, and objectives to help ensure the project’s successful completion.

  • Monitoring Construction Progress

    Perform regular site reviews to confirm the project progresses according to the planned schedule and quality standards.  Create reports as necessary to document any deviations from the established contract and communicate with all necessary parties.

  • Coordinating 3rd Party Vendors and Consultants

    Communicate with external vendors and consultants to coordinate installations and inspections that fall under the owner's responsibility during construction.

  • Construction Document Review

    Review RFIs, submittals, pay applications, potential change orders, and other construction documents.  Collaborate with the ownership group to discuss nonconformities or substitutions and present solutions.

  • Occupancy and Phasing Consultation

    Consult with authorities having jurisdiction to facilitate the timely occupancy of each space or building while adhering to life safety, building code, and quality standards.

  • Acceptance Assessments

    Thorough review of each portion of the building prior to occupancy to assess quality and conformance with design documents, accepted standards, and project requirements.
